Drawing from their real-life experiences with existing joint ventures and active projects, panelists will share practical insights, lessons learned, and strategies for building successful partnerships.

Thorobird Properties
Thomas is a founder and leads the origination, negotiation and execution of Thorobird investments. Thomas leverages an accomplished background in investment management as a quantitative analyst and portfolio manager for Merrill Lynch and Morgan Stanley. A graduate of the Colgate University, he holds both a B.A. in Economics and is an active Member of the Colgate Real Estate Club of New York. He also has a MBA in Real Estate Finance and Entrepreneurship from Columbia Business School.

Dr. Malcolm A. Punter graduated Magna Cum Laude from Mercy College, Dobbs Ferry, NY earning a Bachelor of Science degree in Behavioral Science, a dual degree of Psychology and Sociology. He holds a master’s in business administration (M.B.A.) in Financial and Operation Management, a Master of Science of Law (Juris Scientiae Magister - J.S.M.), specializing in international taxation, and financial services. Dr. Punter earned a research Doctorate in Education (Ed.D.), from St. John Fisher University, Rochester, N.Y. Dr. Punter is a member of the Global American Academy of Finance and Management (GAFM) and certified as a Chartered Asset Manager. Dr. Punter coordinates and manages the strategy for Harlem Congregations for Community Improvement, Inc.’s (“HCCI”) 120 building housing portfolio valued approximately $750 million dollars. Reporting to the HCCI Board of Directors on all matters related to the financial and operational sustainability of its real estate assets, commercial leasing including the marketing strategy for 80 ground floor retail stores in Harlem. Dr. Punter is a NYS Licensed Real Estate Broker and as such markets diverse housing to qualified buyers and sellers primarily in New York City. He is certified as a Low-Income Housing Tax Credit specialist. He further directly manages HCCI’s real estate related government grants and contracts. For past ten-years he has managed HCCIs NYS Department of State sponsored Brownfield Opportunity Area (BOA) economic and environmental study focusing on developing the highest and best use for over thirteen (13) real estate development sites in Bradhurst area of Harlem. Dr. Punter has over 20 years' real estate operations experience. He served as a project and asset manager for several clusters of Section 42 financed housing rehabilitated under the NYC Neighborhood Entrepreneur Program comprising of a $50 million dollar rehabilitation budget. From the year 2009 to 2015 Dr. Punter was elected by the Shareholders and served as President of Esplanade Gardens, Inc. a 6 building, 1,872-unit residential cooperative apartment complex located in Central Harlem. During his tenure operating costs were reduced by 10% and revenues increased from $ 18 million to $ 22 million or 20% including achieving net profits each year. Dr. Punter initiated bi-annual meetings of the board with New York State and New York City elected officials to discuss the concerns of the housing complex. These meetings continue each year from inception. Along with an eleven-member board of directors he implemented inventory controls, mitigate risk, and managed major capital improvements under the supervision of NYC Housing Development Corporation (HDC) and NYC Housing Preservation and Development (HPD). As a real estate executive, Dr. Punter is experienced in all aspects of construction, finance, and operations management. Dr. Punter has consulted on LIHTC compliance, HUD Section 8 and other income-based eligibility housing programs. Dr. Punter, in 2010, at HCCI, he worked on LIHTC Year 15 dispositions for 200 affordable units in Harlem. In 2011, Dr. Punter worked on the negotiation of the business terms and co-structured, for HCCI, a 447-unit acquisition and recapitalization of 14 buildings, six cluster affordable housing joint venture in Central Harlem valued at $ 75 million. In 2014, Dr. Punter negotiated with a joint venture partner a LIHTC preservation deal of 608 units with HPD, TD Bank, HCCI & Northern Manhattan Equities, LLC in Central Harlem creating a post-closing valuation of $ 125 million dollar portfolio. Dr. Punter proposed and drove the expansion of the HCCI real estate into markets throughout the United States including Atlanta, GA, Columbia, SC, and Seattle, WA resulting in participating in commercial real estate construction projects valued over an aggregate of $ 300 million dollars in total development budget. Dr. Punter advises not for profits on matters related to their real estate assets. Dr. Punter is known by the real estate industry as is experienced real estate broker and tough deal negotiator. He has developed his real estate development, construction and property management, sales and marketing experience through private acquisitions and the management of private and public equity ventures in New York, Connecticut, and Georgia. Dr. Punter lectures in colleges on business administration, real estate development as well as contributing to industry panels and series.

Genesis Companies
As Managing Director of Development at Genesis Companies, Nicole draws on over 25 years of industry acumen in the public and private sectors to finance complex housing developments for the firm. In this role, Nicole crafts and executes affordable, mixed-use, and mixed-income real estate development projects involving Year 15 re-syndication, conventional debt, taxable and tax-exempt bonds, LIHTCs, RAD, and a range of other public and private funding sources. Prior to joining Genesis, Nicole served as a Senior Developer with Pennrose Properties and as a Development Manager for the Philadelphia Housing Authority, the country’s fourth largest. Nicole currently serves on the Board of the New York Real Estate Chamber (NYREC), a CPC ACCESS Program Advisory Board Member, and as an Advisory Board Member with NYU’s Furman Center and the New York Housing Conference. Nicole holds a Bachelor of Arts in Political Science from Rice University and a Master of Science of Real Estate Development from Columbia University. She has been recognized by Crain’s New York Business as a Notable Leader in Real Estate and by GlobeSt as a Healthcare and Senior Housing Influencer.

McKissack
Albert Odjidja has 36 years of experience in the design and construction industry, specializing in a diverse range of complex projects for public and private clients. Since joining McKissack in 2006, he has managed over $2 billion in construction, encompassing sectors such as higher education, healthcare, commercial, marine, and disaster recovery and resiliency projects. In his role as President & CEO of McKissack, Albert is responsible for executing the company’s vision and mission, developing long-term strategies, and managing external relations. He focuses on growth while ensuring efficient daily operations across all departments and business units. Previously, as Executive Vice President, Albert oversaw McKissack’s construction and program management services. He served as the principal-in-charge/project executive for major projects, including the $200 million NYCEDC CM Retainer contract and the award-winning $800 million NYCEDC/HHC Coney Island Hospital Campus Renovation project, which features the Ruth Bader Ginsburg Hospital. Albert holds a bachelor’s degree in architecture and urban planning from the University of Maryland, enhancing his knowledge and leadership in the industry.

Edward Poteat is a leading developer of affordable housing in the New York City metropolitan area. Currently, Mr. Poteat is the Founder and President of Carthage Advisors, an affordable housing real estate firm that specializes in the redevelopment of older government subsidized properties. Carthage has more than 700 units in various stages of development and is actively pursuing other projects. The firm has exceptional expertise with devising sophisticated financial structures to rehabilitate existing affordable housing structures. Mr. Poteat began his career as an Urban Fellow with New York State Empire State Development Corporation. He also spent three years as a loan officer in the Chase Community Development Corporation. In the late 90’s, Mr. Poteat co-founded Horsford and Poteat Realty. By 2010, the firm developed 1,000 units of affordable housing in New York City. Notable projects include: 1. Marcus Garvey Village- The new development of 3 hi-rise mix income buildings with 500 units in Central Harlem. 2. 88 Morningside- One of the earliest luxury homeownership developments in Central Harlem developed with a local church. 3. Garden Court - The cooperative conversion of a failed 160 unit Mitchell-Lama in Harlem. 4. McIver Homes- The first private RAD conversion in the New York region. Carthage renovated a 90 unit senior development in East Orange. Aside from development, Mr. Poteat is an urban planner, an adjunct professor at Columbia University, and a published author. He has held board memberships or advisory board membership with the Citizen Housing Planning Council, the New York City Housing Partnership, African American Real Estate Professional of New York, Manhattan Community Board #10, and One Hundred Black Men. He has lectured about affordable housing on numerous industry panels and at several universities. He also straddles the worlds of politics and community development in an effort to have greater impact on communities of color. He currently serves as a councilmember in “Money-Earnin” Mount Vernon.
