Moderator: Craig Livingston
As the Managing Partner of Exact Capital, Mr. Livingston is responsible for the core aspects of the firm’s Commercial Real Estate development activity including structuring, negotiating, financing and managing the firm’s development pipeline and the respective ventures formed around the firm’s development projects. Mr. Livingston has advised, structured, and executed in excess of $1.5 billion of financing for numerous transactions ranging from market rate luxury condominiums, hotels, & market rate rentals, to middle- and low-income affordable housing. To date Mr. Livingston has developed or preserved over 4,000 residential units and has spearheaded the firm’s national expansion into southern and Midwest markets. He has overseen the firm’s marquee development projects including Harlem’s first world class hotel rising above the site of the historic Victoria Theater, and an adjacent mixed income residential tower. Mr. Livingston also serves as Board Chair of the New York Real Estate Chamber (NYREC), the leading advocacy group for diverse developers within New York state. He has been instrumental in advocating for legislation and policies that support the ideals of increased economic opportunity and access to capital for Minority Commercial Real Estate developers.

Mayor of Montgomery, Alabama
Steven Reed
Steven L. Reed was sworn in November 2019 as the 57th Mayor of the City of Montgomery, Alabama, a historic destination known globally as The Birthplace of the Civil Rights Movement. Mayor Reed is the first African American to hold the position. A native of Montgomery, Mayor Reed is committed to realizing his vision of a more equitable, progressive, and compassionate city. To that end, he is advancing an agenda that addresses the community’s most pressing issues and puts Montgomery on track to become a leader in the New South. Mayor Reed led the effort to increase funding for Montgomery’s public schools for the first time in nearly 30 years. In doing so, he organized a cross-community, broad, and diverse coalition of supporters, including faith and business leaders to educators, activists, and parents. This support was crucial to more adequately invest in education and ensure a brighter future for Montgomery.

Mayor of Atlanta, Georgia
Andre Dickens
Andre Dickens is the 61st Mayor of Atlanta, bringing a lifelong commitment to the city and a dynamic vision to drive its progress as a global city of opportunity. A native Atlantan and product of Atlanta Public Schools, Mayor Dickens is focused on expanding opportunities, equity, and prosperity for all residents. As Chief Executive Officer, Mayor Dickens oversees the largest budget in Atlanta’s history, managing billions of dollars in general, enterprise, trust and pension funds. Under his leadership, the City of Atlanta achieved a historic upgrade to a AAA bond rating, the highest in the city’s history. Well known for his goals of being a model employer, each of the city’s nearly 10,000 employees received pay increases annually and a $17.50/hr minimum wage. Mayor Dickens has implemented major advancements in public safety, economic development, and community support since taking office in 2022. With a vision of One Safe City, Mayor Dickens has championed initiatives to reduce crime, such as establishing the Nightlife Division to improve safety in higher crime nightlife areas. His approach also includes community-focused programs that led to a 21% reduction in homicides in 2023, with trends indicating further reductions in 2024. Through his Light Up the Night initiative, Atlanta’s street lighting network expanded with 30,000 energy-efficient LED lights installed over three years, significantly improving visibility and safety across neighborhoods. The Mayor’s Office of Violence Reduction has been instrumental in gang prevention, conflict resolution, domestic violence reduction, and more. Additionally, Mayor Dickens launched programs like the Midnight Basketball League and Year of the Youth, which provide Atlanta’s youth with positive outlets and skill-building opportunities, correlating directly with the city’s reduced crime rates. In economic development and housing, Mayor Dickens has advanced Atlanta’s affordability and inclusivity through a $58.7 million housing bond to create and preserve affordable housing, targeting homelessness and housing instability. He set an ambitious goal of establishing 20,000 affordable housing units by 2030, including innovative projects like The Melody, which uses repurposed shipping containers to offer sustainable housing for the unhoused. The city has also established a historic $60 million Homeless Opportunity Bond, the single largest investment addressing homelessness in Atlanta’s history. These initiatives reflect his commitment to creating stable and accessible housing for all Atlanta residents. Mayor Dickens also led a coalition to prevent Buckhead’s de-annexation, thereby maintaining the city’s integrity and resources. His Moving Atlanta Forward infrastructure package, currently with $240 million in active projects, is dedicated to upgrading roads, public spaces, and neighborhood connectivity. The expanded Pothole Posse further streamlines infrastructure maintenance, addressing road issues and enhancing city responsiveness. As a proactive climate action leader, Mayor Dickens has secured substantial grant awards to support sustainable urban development and environmental resilience. This dedication to a comprehensive approach to growth and safety reinforces Atlanta’s future as a vibrant, connected, and equitable city. Before his election as Mayor, he served eight years on the Atlanta City Council as an at-large representative. As a Council member, he championed initiatives in public safety, transportation, affordable housing, workforce development, and senior citizen programming. Key achievements include creating the Department of Transportation, advocating for a $15 per hour minimum wage for city employees, implementing BeltLine Inclusionary Zoning for affordable housing, and establishing a $40 million Housing Opportunity Bond. Mayor Dickens holds a bachelor’s degree in chemical engineering from the Georgia Institute of Technology and . a Master of Public Administration from Georgia State University. Mayor of Cleveland, Ohio
Justin M. Bibb
Justin M. Bibb, Cleveland's 58th mayor, is driving transformative change to modernize city services and uplift communities. His initiatives include the Southeast Side Promise program, a $100 million housing fund to expand affordable housing, and the RISE initiative, which reduced homicides by 36% and achieved record police recruitment. Mayor Bibb is reconnecting Cleveland to its waterfronts with over $150 million for Lake Erie shoreline improvements and the $5 billion Shore-to-Core-to-Shore plan, fostering economic development and access. Nationally, he leads as president of the Democratic Mayors Association and co-chairs America is All In, promoting climate action and equity. Bibb is also a national co-chair of Mayors Against Illegal Guns. A Mt. Pleasant native, Mayor Bibb holds degrees in Urban Studies, an MBA, and a JD, with studies in social policy at the London School of Economics. His leadership emphasizes equity, innovation, and opportunity citywide.

Mayor of Durham, North Carolina
Leonardo Williams
Mayor Leonardo (Leo) Williams is a former teacher and school administrator. He was elected to the Durham City Council in December 2021 and sworn in as mayor in December 2023. Mayor Williams is a proud graduate of North Carolina Central University, earning a bachelor’s degree in Music Education and a master's degree in Educational Leadership. While attending NCCU, Leo met his wife, Zweli, and they are the proud parents of their son, Izaiah Williams. Mayor Williams was recognized twice by Durham Public Schools as Teacher of the Year and was also recognized by the Triangle Business Journal with a “40 Under 40” award for producing innovative practices in education. He transitioned from full-time educator to full-time small business owner when he and his wife opened Zweli's, the first full-service authentic Zimbabwean restaurant in the United States. While serving on the City Council, Mayor Williams continues to apply his experience and passion in education, entrepreneurship, and commitment to addressing deep social issues to make Durham a united community that provides safety and prosperity.
